Shop for a mortgage using mortgage professional you know and trust, or one someone you know and trust has used before. The mortgage industry is largely unregulated...the guy that delivered your pizza last night could be a mortgage originator tomorrow. Be careful!
Interest rates and loan programs change frequently. I believe that you should check with at least a few reliable mortgage sources to make sure that you find the best interest rate and loan program for your situation. Ask for a "good faith estimate" so you can compare the quotes from different mortgage companies on an apples to apples basis.
